Rumah Mesra Rakyat
Prices of houses in Malaysia are indeed very expensive. A house is the basic and fundamental in building a family. Therefore, owning a house is a dream for every Malaysian’s family. Rumah Mesra Rakyat 1 Malaysia (RMR1M) is a government program under Syarikat Perumahan Negara Berhad (PNB) to assist the poor Malaysians such as farmers and fishermen to own a house. The main objective of RMR1M is to help the poor who have land but have a house that had been battered so that new homes can be built.
Under this program, those who qualify can receive government subsidies up to RM26,333 (subject to region) and an interest subsidy of 2% to borrow money from the bank. So far, more than 31,767 families have been assisted by SPNB in achieving their dream to own a house. Rumah Mesra Rakyat in Peninsular Malaysia is different from the Rumah Mesra Rakyat in Sabah and Sarawak.
Some of the features for the Rumah Mesra Rakyat in Peninsular Malaysia include an area of 1,000 sq ft equipped with 3 bedrooms and 2 toilets. The price of the house is RM65,000 and the government subsidy is RM20,000. The interest on bank loans with government subsidy of 2% and the total monthly payment is subject to the bank. On the other hand, the features for the Rumah Mesra Rakyat in Sabah and Sarawak include area of 700 sq ft equipped with 3 bedrooms and 2 toilets. The price of the house ranging from RM68,000 to RM 79,000 with 1/3 of the loan being subsidized by the government. The balance is repay without any interest incurred. There are packages that can be added by the applicant to the home of RMR1M. These include alarm systems, cabinets, fences, kitchen cupboards and roof that are more comfortable.
In order to be eligible to apply for RMR1M, one must be a Malaysia citizen, either with families or single mother or father who has dependents. One must also be 18 to 60 years of age with no possession of any houses in order to apply for RMR1M. The income of applicant must be in between RM750 to RM3000 per month. In addition, applicants should have their own land with no restrictions on it. The land must be 3700 sq ft in Peninsular Malaysia and 2600 sq ft in Sabah and Sarawak.
For Peninsular Malaysia (excluding land on the island), the applicant over the age of 43 years require second applicant aged 18 to 43 years old. As for Sabah, Sarawak and island area, applicants who are over 41 years old require a second applicant from aged between 18 to 41 years old. For those who do not qualify for RMR1M, there are other programs by SPNB like RMRPlus, which can be considered.
